Seven mistakes foreign buyers make in Bosnia — and how to avoid them
From paying before checking documents to buying from photos alone: recurring mistakes, each with a simple fix.
Most problems we hear about are caused not by the law but by haste.
1. Paying a deposit before checking documents
Land-registry extract first; the deposit goes with a written contract before a notary.
2. Buying from photos and video alone
Photos do not show the slope, the neighbours or the road. View in person or through someone you trust.
3. Relying on an unknown intermediary
Deal with an officially registered business with an office and address, and get every agreement in writing.
4. Registering the property “temporarily” in someone else’s name
Legally the property is then theirs. Proper routes exist: reciprocity, or a company in your name.
5. Ignoring costs after purchase
Tax and registration fees, then yearly costs: maintenance, heating, and bookkeeping if you buy through a company.
6. Buying land without confirming you can build
Ask the municipality for the planning conditions.
7. Signing a contract in a language you do not understand
A sworn interpreter at the notary is your right and a legal requirement. Ask for a translated copy beforehand.
