Property and ownership
Property viewing checklist in Bosnia: what to check
Twenty minutes is enough if you know where to look: heating, damp, orientation, parking and monthly costs.
Photos sell; a viewing reveals. Take this list with you and photograph everything.
Heating first
Bosnian winters are long and cold. Ask: district heating, gas, electricity, pellets or wood? What is the bill in the coldest month?
Damp and insulation
Look at ceiling corners, behind wardrobes and in the cellar. Dark patches or a musty smell mean an insulation problem.

Orientation and sun
A south-facing front is warmer and brighter in winter; a north slope stays in shade and snow longer.
Road and parking
Can a car reach the door in winter? Is there a parking space registered with the property?
Water, power, internet
Run the taps, ask about summer water cuts in villages, and which internet providers are available.
Monthly costs
In blocks: building maintenance fee, lift, shared heating. Ask for the latest bills.
Neighbours and surroundings
What is next door? Come back once more in the evening.
Finally: the papers
If you like the house, pay no deposit before you have seen the land-registry extract.
