Buying property in Bosnia step by step: from first viewing to registration

Buying in Bosnia follows a clear route. Two things matter most: the contract must be made before a notary, and ownership only passes when it is entered in the land registry.

1. Decide who is buying

Buying in your own name depends on reciprocity between your country and Bosnia, and many foreign buyers purchase through a company registered in Bosnia. Read our article “Can foreigners buy property in Bosnia?” first.

2. The viewing

See the property yourself or through someone you trust. Photograph everything and ask about heating, water and winter road access.

3. Document checks

Ask for the land-registry extract (ZK izvadak), confirm the owner’s name and that there is no mortgage or note, and compare it with the cadastre.

4. Pre-contract and deposit

If you need time for funds or paperwork, a pre-contract fixes the price, deadline and deposit. It is best made before the notary too.

5. The final contract at the notary

The notary checks identities and documents and reads the contract to both parties. If you do not speak the language, a sworn interpreter is required. Payment is by documented bank transfer.

6. Tax and fees

The contract goes to the tax office for assessment of the transfer tax. Rates and fees vary by area and property type, so ask the notary for the current figure in writing before you sign.

7. Land-registry entry

The last and most important step: once the application is accepted, a new extract is issued in your name or your company’s. Only then are you the legal owner.
