Buying property through a company in Bosnia: when does it make sense?
Many foreign buyers hold their property through a Bosnian limited company (d.o.o.). What it means, what it takes and what it obliges you to afterwards.
A limited liability company (d.o.o.) registered in Bosnia is a local legal person even when its owner is foreign. That is why many investors choose to hold property in the company’s name.
When do buyers use a company?
When reciprocity does not cover their nationality or the type of property (such as agricultural land), or when the aim is investment: letting, building and selling, or a business.
What does setting one up take?
A company name, a registered address, a founding act before a notary, share capital, court registration, a tax number and a bank account. The Alhosani Business Centre prepares the whole route and provides the registered address.
What follows after the purchase?
A company has continuing duties even with no activity: bookkeeping, tax returns and annual reports. Budget for this yearly cost from the start.
Does a company give me residence?
Founding a company can be a basis for a temporary residence application under conditions set by the Service for Foreigners’ Affairs; it is not automatic.
And if I sell later?
You can sell the property out of the company, or sell the company’s shares. Each has its own tax treatment — a question for the accountant before signing.
