Property and ownership
Land, apartment or house? How to choose your property in Bosnia
Each type has its strength and its cost: an apartment for rent and ease, a house for family summers, land for those who want to build their own. A few simple questions settle it.
Before asking “how much?”, ask “what for?”. The answer decides the type of property more than the budget does.
Apartment
The easiest property to manage from abroad: lock it and leave. It rents easily, especially near trams, universities and tourist areas. You pay a monthly building maintenance fee. Ask about floor, lift, heating and parking.

House
Privacy, a garden and room for a large family — what most families visiting in summer ask for. It needs someone to check on it while you are away: heating in winter, the garden, snow. Make sure the whole house is permitted and registered, not just the land.
Land
The cheapest way in and the most freedom — and the most questions. What matters: its designation in the plan (residential or agricultural), whether it has a legal access road, and whether water and electricity reach it. Land without a possible building permit may stay just land.
Three questions that settle it
How many months a year will you stay? Do you want rental income while away? Do you have patience for building and permits? Answer these and we shortlist three properties that fit instead of thirty.
